Building on your own lot can save real money, or cost real money, depending on what the land needs. We tell you which before you draw a plan.
What we check before you commit.
Every one of these changes the cost of your build. Most surprises on a custom home come from skipping this list.
Access and setbacks
Road frontage, driveway length, easements and how far the house has to sit from the lines.
Utilities
Water and sewer taps, or a well and septic. Electric service distance. Gas or propane. Each one is a line item.
Drainage and floodplain
Where water goes when it rains hard, which it does here. Fill, grading, culverts and elevation requirements.
Soil and foundation
Houston-area clay moves. A soil report tells the engineer what foundation you need, and that drives cost.
Clearing and site prep
Trees, brush, old structures, pad building and a construction entrance. Wooded acreage adds work up front.
Permits and jurisdiction
County, city, MUD or POA. Each has its own permits, fees, inspections and rules on what you can build.

Unincorporated is where a lot of our work is.
Much of the land people buy around Porter, Splendora, New Caney, Dayton and Cleveland sits outside any city, in Liberty or Montgomery County. That usually means septic instead of sewer, a well or a rural water supplier, county or MUD permitting and a lighter inspection set than a city. It also means fewer rules on what you can build. We have permitted and passed inspections with Liberty County, Montgomery County, MUD districts and property owners associations, and inside the City of Houston where the city inspects structural work.

Common questions
Can I build a house on land I already own?
Yes. We evaluate your existing lot and look at site preparation, utilities, drainage, access, and permitting so you know what it will take to build there before you commit to plans.
Do I need to own land before building a home?
No. Some clients already own land, others are still looking. If you are still searching we can help you evaluate lots before you buy, so you do not end up with a property that is expensive to build on.
Do you build in unincorporated areas, or only inside city limits?
Both. A lot of our work is on county lots outside city limits (Liberty and Montgomery County especially), where permitting and inspections run through the county, a MUD, or a property owners association rather than a city. Inside Houston city limits the city permits and inspects the structural work. We have pulled permits and passed inspections with all of them.
What should I do before building a home?
Get clear on three things: your budget, your financing, and your lot conditions. The earlier you talk to a builder the fewer surprises you get later, because those three things shape every decision that follows.
