What is different about building here.
County permitting
Much of Porter and the land around it is unincorporated. Permits run through Montgomery or Liberty County, or a MUD or POA, not a city. Fewer rules, a lighter inspection set, and a process we know well.
Septic and rural water
Outside the MUD districts you are usually on a septic system and a rural water supplier or a well. Both are line items we price up front, and both need the right soil and setbacks.
Wooded acreage
Pines and hardwoods are why people buy out here. Clearing, pad building and drainage on a wooded lot are real costs, and we walk the lot with you before you commit to a plan.
Grand Parkway access
The Grand Parkway and US-59 put Porter within reach of IAH, Kingwood and downtown, which is why lots here have moved fast. We help you find and evaluate them.
Roman Forest, Patton Village, Riverwalk
Small cities and POAs nearby each have their own permits and fees. We have pulled permits with the City of Roman Forest, the City of Patton Village, the Roman Forest MUD and the Riverwalk POA.
Local trades
Our framers, plumbers, electricians and finishers work this area every week. Short drives mean crews show up and schedules hold.

From Porter we cover the whole US-59 corridor from Humble up to Cleveland, and east toward Dayton on the Liberty County side.
Common questions
Do you build in unincorporated areas, or only inside city limits?
Both. A lot of our work is on county lots outside city limits (Liberty and Montgomery County especially), where permitting and inspections run through the county, a MUD, or a property owners association rather than a city. Inside Houston city limits the city permits and inspects the structural work. We have pulled permits and passed inspections with all of them.
Can I build a house on land I already own?
Yes. We evaluate your existing lot and look at site preparation, utilities, drainage, access, and permitting so you know what it will take to build there before you commit to plans.
How much does it cost to build a house in the Houston area?
Custom home construction in the Houston area generally runs from about $150 to $300 or more per square foot. Where you land depends on the level of customization, materials and finishes, site work, utilities and permitting. Our cost guide breaks it down.
How long does it take to build a custom home?
Most custom homes take 6 to 12 months once permits are approved and construction begins. Design, selections, financing and permitting happen before that clock starts, so plan on a few extra months up front.
