Wooded acreage along the US-59 corridor near New Caney and Splendora, Texas

Home/Service Areas/Splendora & New Caney, TX

Ten minutes up US-59 from our Porter base. This is county-acreage country, wooded lots, MUD districts and septic tracts, and it is a lot of what we build.

Building in Splendora & New Caney

What is different about building here.

Montgomery County permitting

Splendora has a small city core and New Caney has no city government, so most lots permit through Montgomery County, sometimes with a MUD or POA. Fewer rules than a city lot, a lighter inspection set, and a process we run every week.

New floodplain rules

The county's Floodplain Management Regulations took effect October 1, 2025, and now a development permit is required whether or not your lot is in the mapped floodplain, unless it is specifically exempt. We check the exemption list before anyone breaks ground.

MUD or septic

Inside a MUD district you get water and sewer taps and impact fees to budget. Outside the districts it is septic and a well or rural water. Both work. They cost different amounts and need the right soil, so we price them up front.

Wooded acreage

The trees and the room are why people buy out here, and both cost something to build on. Clearing, stump grinding, pad building and a long electric run are real line items we flag before you commit to a plan.

US-59 growth corridor

New Caney and Splendora have grown fast along US-59 and the Grand Parkway, with new developments and MUD subdivisions off the highway. We help you evaluate a lot before you buy so you do not inherit a site that is expensive to build on.

Creek and drainage lots

Caney Creek, Peach Creek and the East Fork of the San Jacinto run through this area. Lots near them deserve a hard look at drainage and elevation, which we do before plans, not during permitting.

FAQ

Common questions

Do you build in Splendora and New Caney?

Yes. We are based in Porter, ten minutes south up US-59, and Splendora and New Caney are core service areas for us. Most of what we build out here is on unincorporated Montgomery County acreage, and our trades already work the area every week.

Do lots here need county or city permits?

Most need county permits. Splendora has a small city core and New Caney has no city government, so the majority of lots are permitted through Montgomery County, sometimes with a MUD or POA on top. That usually means a lighter inspection set than a City of Houston lot.

Is the land on septic or city utilities?

Both exist here. Inside a MUD district you get water and sewer taps like a city lot. Outside the districts you are on a septic system and a well or rural water supplier. Which one a lot has changes the budget, so it is one of the first things we check.

How much does it cost to build out here?

Custom homes in the greater Houston area generally run about $150 to $300 per square foot for the house, plus land, site work, utilities and permits. Wooded acreage that needs clearing and a built-up pad adds site cost, which is why we walk the lot before pricing a plan.
