What is different about building here.
Harris County permitting
Atascocita and Huffman are unincorporated, so most lots are permitted by Harris County rather than a city. The county takes residential applications through its online ePermits system. We prepare and submit the package and track it through review.
POA architectural review
A lot of Atascocita neighborhoods are governed by a property owners association with architectural review. Elevations, materials and sometimes the builder get approved before construction starts. We put the submittal together.
Lake Houston floodplain
Lake Houston, the San Jacinto River and the creeks around them shape a lot of the land here. We pull the FEMA map for every lot and look at elevation and drainage before plans, because a low lot changes the foundation and the site budget.
Septic or MUD
Subdivisions here are often inside a MUD with water and sewer taps. The larger Huffman tracts are often septic and a well or rural water. Both work, both cost something different, and both go in the budget on day one.
Acreage in Huffman
Huffman has larger lots and a rural feel close to town. Clearing, a built-up pad, a long driveway and a long electric run are real line items on raw land, and we flag them before you commit to a plan.
Close to home
Our Porter base is a short drive away, and our trades already work Kingwood and Humble next door. Site visits are quick and crews show up.

Common questions
Do you build in Atascocita and Huffman?
Yes. Both sit around Lake Houston, a short drive south and east of our Porter base, and both are regular service areas for us. Most of the lots we see here are in unincorporated Harris County.
Who issues building permits in Atascocita and Huffman?
Neither is an incorporated city, so most lots are permitted by Harris County. The county runs residential permits through its online ePermits system, and its Permits Office is at 10555 Northwest Freeway, Suite 120, in Houston, (713) 274-3900. Many Atascocita neighborhoods also have a POA with its own architectural review.
Is flooding a concern near Lake Houston?
It can be. Lots near the lake, the San Jacinto River and the creeks that feed them deserve a hard look at the FEMA map, the lot's elevation and where water goes when it rains hard. We look at all of it before you commit, because a low lot can mean fill, a built-up pad and elevation requirements.
Are lots in Huffman on septic?
Many are. Huffman has larger lots and acreage, and a lot of those tracts are outside any MUD or sewer line, which means a septic system and a well or a rural water supplier. Inside a MUD you get water and sewer taps instead. Which one a lot has changes the budget, so we price it up front.
