Where we build.
Anywhere within about an hour of Porter. Each area has its own permitting, utilities and rules, and we know them.
Thirteen communities, three counties.
County lot or city lot, MUD or POA, septic or sewer: the jurisdiction changes the cost and the process, so it is one of the first things we look at.
Porter
Home base. Porter sits on the Montgomery and Liberty County line along US-59 and the Grand Parkway, with a mix of established neighborhoods and wooded acreage. Many lots here are unincorporated, which means county permitting, and often septic and a rural water supplier.
Kingwood
Kingwood is master-planned and inside Houston city limits, so builds here go through City of Houston permitting and inspections, plus community association review. Tree preservation and architectural guidelines shape what you can build.
Humble
Humble has its own city permitting inside the city limits and county permitting just outside them. Lot sizes vary widely, from in-town infill to acreage north toward Porter.
Atascocita
Atascocita is unincorporated Harris County near Lake Houston, with a lot of POA-governed neighborhoods and a strong custom-home market. Harris County permits, POA architectural review.
New Caney
New Caney is unincorporated Montgomery County along US-59 north of Porter, with acreage, new-development lots and MUD districts. Well-and-septic or MUD utilities depending on the tract.
Splendora
Splendora has a small city core with county land all around it, much of it wooded acreage. A lot of our county-lot work is out here and toward Cleveland.
Conroe
Conroe is the Montgomery County seat with city permitting inside the limits and county permitting beyond them. Lake Conroe, established neighborhoods and rural tracts to the east and north.
Spring
Spring is largely unincorporated Harris County with MUD districts and POA neighborhoods. Harris County permits, MUD taps for water and sewer in most subdivisions.
The Woodlands
The Woodlands has some of the strictest design standards in the area through its development standards committee. We build to them. Lots are mostly in established villages with MUD utilities.
Huffman
Huffman is unincorporated Harris County northeast of Lake Houston, with larger lots, well-and-septic tracts and a rural feel close to town.
Dayton
Dayton is in Liberty County, with city permitting in town and county permitting on the surrounding acreage. Much of the land around Road 6609 and the surrounding tracts is unincorporated with a Dayton mailing address. We have built here.
Cleveland
Cleveland and the surrounding Liberty and Montgomery County land offer some of the most affordable acreage within an hour of Houston. County permitting, septic and rural water on most tracts.
Houston
Inside Houston city limits the city permits and inspects structural work, which means a fuller inspection set than the counties. Infill lots, teardowns and larger lots on the north and east sides.
