Construction loan, then mortgage.
A construction loan funds the build in stages. When the home is finished it converts, or refinances, into a regular mortgage.
Approval
The lender approves you and the project: your credit and income plus our plans, budget and schedule.
Draws
Money is released at milestones (foundation, framing, dry-in, finish) after the lender's inspector confirms the work.
Interest only
During construction you typically pay interest only on what has been drawn, not the full loan.
Conversion
At completion the loan converts to a permanent mortgage. One-time-close loans do this without a second closing.
Have these ready and the process moves fast.
- Two years of income history (tax returns, W-2s or business returns)
- Credit history and current debts
- Down payment or equity in the land you already own
- Deed or purchase contract for the lot
- Builder contract, plans and a line-item budget (we provide these)
- A construction schedule (we provide this too)
Land you already own usually counts toward your down payment. That is one of the biggest financial advantages of building on your lot.
