Plans and selections
Your plans or ours, reviewed for cost and code. Then finishes, chosen with you at the table.
Permits and construction
Permits pulled, inspections scheduled, trades managed. 6 to 12 months with updates the whole way.
Walkthrough and warranty
A punch list walked together before you close, and a warranty with a builder who still answers the phone.

We start with a conversation, not a contract.
You tell us about the land you have or the land you are looking for, what you want to build, and the budget you have in mind. We tell you what is realistic. If the numbers do not work yet, we say so and tell you what would change them. This first step is free.

We walk the land before you draw a line.
Access, setbacks, utilities, drainage, soil, floodplain, septic or sewer, MUD and POA rules, and which office issues the permit. Every one of those changes cost. We put real numbers next to your wish list so the plan you fall in love with is one you can build.

Your plans or ours, priced as drawn.
Bring architectural plans and we review them for code, site fit and cost. Start from scratch and we help you plan. Then the fun part: cabinets, counters, tile, floors, fixtures and exterior materials, chosen with you at the table with the running budget in view.

Permits pulled, inspections passed, trades managed.
We pull permits with the county, city, MUD or POA that has jurisdiction over your lot, schedule every inspection, and run the trades. Most homes take 6 to 12 months once permits are approved. You get progress updates throughout and a builder you can call directly.

A punch list walked together, then the keys.
Before you close we walk every room together and fix what needs fixing. After you move in you have a warranty and a warranty request page on this site, so a question never has to wait for a callback.

How do I get started?
Start with a conversation. We talk through your property (or your search for one), what you want to build, and your budget. From there we review the lot, walk you through financing options, and lay out a realistic plan and timeline before anything is signed.
How long does it take to build a custom home?
Most custom homes take 6 to 12 months once permits are approved and construction begins. Design, selections, financing and permitting happen before that clock starts, so plan on a few extra months up front.
What should I do before building a home?
Get clear on three things: your budget, your financing, and your lot conditions. The earlier you talk to a builder the fewer surprises you get later, because those three things shape every decision that follows.
Can I build a custom home if I already have plans?
Yes. Send us your architectural plans and we will review them for feasibility, code and site fit, then price the build so you know what they cost to construct as drawn.
