A straightforward plan with simple rooflines costs less to build than complex massing, vaulted spaces and lots of corners.

Materials and finishes

Brick and stone versus siding. Quartz versus laminate. Tile floors versus carpet. Selections are where most budgets move.

Site work

Clearing, fill, grading, a long driveway, a culvert, a pad built up out of the floodplain. Wooded or low lots cost more to prepare.

Utilities

Sewer and water taps are one number. A well and septic system are another. Long electric runs add up.

Permits and fees

County, city, MUD and POA permits, impact fees, inspections and engineering all vary by jurisdiction.

Size and shape

Bigger homes cost more in total but often less per square foot. Kitchens and baths are the expensive rooms.

Yes. We evaluate your existing lot and look at site preparation, utilities, drainage, access, and permitting so you know what it will take to build there before you commit to plans.
