FAQ

Frequently asked questions.

What services does Brixton Development offer?

We build custom homes across the greater Houston area, with the work that comes before construction handled too: land and lot evaluation, project planning, budget and financing guidance, permitting, and full construction management through final walkthrough and warranty.

How do I get started?

Start with a conversation. We talk through your property (or your search for one), what you want to build, and your budget. From there we review the lot, walk you through financing options, and lay out a realistic plan and timeline before anything is signed.

Do I need to own land before building a home?

No. Some clients already own land, others are still looking. If you are still searching we can help you evaluate lots before you buy, so you do not end up with a property that is expensive to build on.

Can I build a house on land I already own?

Yes. We evaluate your existing lot and look at site preparation, utilities, drainage, access, and permitting so you know what it will take to build there before you commit to plans.

How much does it cost to build a house in the Houston area?

Custom home construction in the Houston area generally runs from about $150 to $300 or more per square foot. Where you land depends on the level of customization, materials and finishes, site work, utilities and permitting. Our cost guide breaks it down.

What is a construction loan?

A construction loan is a short-term loan that funds the build. Money is released in stages (draws) as construction hits milestones, and once the home is complete the loan is typically converted into a traditional mortgage. We work with lending partners who specialize in these loans.

How long does it take to build a custom home?

Most custom homes take 6 to 12 months once permits are approved and construction begins. Design, selections, financing and permitting happen before that clock starts, so plan on a few extra months up front.

What should I do before building a home?

Get clear on three things: your budget, your financing, and your lot conditions. The earlier you talk to a builder the fewer surprises you get later, because those three things shape every decision that follows.

Can I build a custom home if I already have plans?

Yes. Send us your architectural plans and we will review them for feasibility, code and site fit, then price the build so you know what they cost to construct as drawn.

What areas does Brixton Development serve?

We primarily work with clients across the greater Houston area, including Porter, Kingwood, Humble, Atascocita, New Caney, Splendora, Conroe, The Woodlands, Spring, Huffman, Dayton and Cleveland, plus surrounding communities in Montgomery, Harris and Liberty County.

Can Brixton Development help with financing?

Yes. We work with trusted lending partners who specialize in construction loans and home-build financing, and we walk you through what lenders will ask for before you apply.

Do you build in unincorporated areas, or only inside city limits?

Both. A lot of our work is on county lots outside city limits (Liberty and Montgomery County especially), where permitting and inspections run through the county, a MUD, or a property owners association rather than a city. Inside Houston city limits the city permits and inspects the structural work. We have pulled permits and passed inspections with all of them.
